Beginning 1 January 2026, the Electronic Sale and Purchase Agreement (e-SPA) will be implemented under Malaysia’s Housing Integrated Management System (HIMS) by the Ministry of Housing and Local Government (KPKT).
What is e-SPA?
The Electronic Sale and Purchase Agreement (e-SPA) is the digital execution of a property Sale and Purchase Agreement (SPA).
It replaces the traditional physical signing process with a secure digital workflow, where documents are reviewed, verified, and executed electronically through a system integrated with Malaysia’s Housing Integrated Management System (HIMS).
As a result, the e-SPA carries the same legal standing as a printed and physically signed agreement.

How the e-SPA Process Works?

Step 1 — Set Up Your iDsaya Account
Download the iDsaya app and complete identity verification (eKYC).
Ensure your email address is active and accessible, as all notifications and next steps will be sent via email.

Step 2 — Receive Notification from HIMS
You will receive an email notification from the Housing Integrated
Management System (HIMS) when your e-SPA is ready.

Step 3 — Review Your e-SPA
Access your e-SPA via the link provided and review all details before
proceeding.

Step 4 — Set Your Digital Certificate PIN
Create your Digital Certificate PIN in HIMS to enable secure digital
signing.

Step 5 — Complete Digital Signing
Follow the guided steps to sign using your Digital Certificate PIN and
TOTP verification via iDsaya.
